From an older apartment near El Rodadero Beach to a multi-bedroom home in a local neighbourhood, US$100,000 buys several very different versions of life on Colombia’s Caribbean coast.
Santa Marta still has a reputation as an affordable Caribbean property market, but with the recent rise in Colombia’s currency against the US dollar, it’s no longer a bargain.
At the exchange rate on September 4, 2026, US$100,000 converts to approximately COP315 million. At that budget, you can still find an older one or two-bedroom apartment near El Rodadero, a larger apartment in a residential part of the city, or even a modest house around Gaira or Taganga.
What you generally cannot buy for US$100,000 is a spacious new condominium directly on the beach in Bello Horizonte, Playa Salguero or Pozos Colorados. Santa Marta remains affordable away from the newest resort developments, but its premium coast is no longer bargain-priced.
The quick comparison
| Area | What roughly COP300–315 million may buy | Best for | Main compromise |
|---|---|---|---|
| El Rodadero | Older studio or one to two-bedroom apartment, roughly 30–70 m² | Walkable beach life and tourism demand | Older buildings and seasonal congestion |
| Rodadero Sur and Gaira | Two-bedroom apartment or small house, often 55–85 m² | Value near the beach | Street and building quality vary block by block |
| Playa Salguero | Compact older apartment, if available | Quieter coast close to Rodadero | Most modern projects exceed the budget |
| Bello Horizonte and Pozos Colorados | Small studio, older unit or property farther from the sand | Resort lifestyle and airport access | New beachfront inventory is usually above US$100,000 |
| Centro, Bellavista and Bavaria | Two or three-bedroom apartment, often 60–100 m² | Full-time living, services and walkability | Less of a resort atmosphere |
| Taganga | Small house, apartment or renovation opportunity | Views, diving and village character | Infrastructure and title diligence require care |
These are asking-price observations from active listings, not appraisals or guaranteed sale prices. Santa Marta listings are often duplicated and can remain online after a property is sold.
El Rodadero: an affordable doorway to beach living
El Rodadero is Santa Marta’s most established tourist neighbourhood. It offers a swimmable beach, restaurants, supermarkets, nightlife and a large supply of apartments designed for seasonal use.
Around COP300 million, current listings include older one and two-bedroom apartments rather than the newer luxury towers. One recent example was advertised at COP295 million for 68 square metres with two bedrooms and two bathrooms. Another international listing portal showed a compact apartment for around COP275 million, or roughly US$85,000 at the current exchange rate.
This budget can work well for a couple seeking a winter base or a buyer willing to renovate. Units farther from the beach, without an ocean view or in buildings with fewer amenities generally offer more space.

Best fit: A buyer who wants to walk to the beach and rent the apartment when away.
Watch for: High administration fees, salt-air corrosion, old elevators, noise and whether the building’s propiedad horizontal rules permit short-term tourist rentals.
Rodadero Sur and Gaira: more space a few blocks inland
Moving south or inland from central Rodadero usually stretches the budget. Rodadero Sur and Gaira mix older homes, small apartment buildings, local commerce and newer developments.
A recent listing showed a 73-square-metre, two-bedroom house in Rodadero Sur for COP258 million, approximately four blocks from Playa Gaira. At roughly COP315 million, buyers may also find two-bedroom apartments between about 55 and 85 square metres, depending on the building and exact distance from the water.
This area can offer a practical compromise: beach access without paying for a front-row resort tower. The experience changes quickly from one street to the next, so an in-person visit at different times of day is essential.

Best fit: Buyers who want more living space and local neighbourhood life while remaining close to the beach.
Watch for: Flooding after heavy rain, water storage, backup power, street access and differences between the marketing name and actual location.
Playa Salguero: attractive, quieter and increasingly expensive
Playa Salguero sits between Rodadero Sur and the airport-side beach developments. It feels quieter and more residential than central Rodadero, while remaining close to restaurants and services.
The catch is price. Much of the newer inventory includes pools, ocean views, modern security and permission for tourist accommodation. These features often push prices well beyond COP315 million.
At this budget, the realistic targets are a compact older apartment, a unit several blocks inland or an owner who is genuinely motivated to negotiate. A large modern apartment in a resort-style tower is unlikely.

Best fit: A patient buyer who prefers a calmer coastal environment and can move quickly when an older unit appears.
Watch for: Marketing that describes a property as Salguero when it is actually deeper in Gaira, plus monthly administration fees that can materially reduce rental returns.
Bello Horizonte and Pozos Colorados: the budget buys less than expected
Bello Horizonte and Pozos Colorados contain many of Santa Marta’s newest resort developments. This is where buyers find clubhouses, large pools, private or semi-private beach access, generators, water reserves and professional short-term rental operations.
These comforts carry a premium. Current examples include a 33-square-metre, one-bedroom unit around COP370 million, already above a US$100,000 budget. Other modern projects begin around COP540 million to COP645 million, while larger beachfront apartments can cost considerably more.
There are exceptions. A small house or cabaña in a closed community farther from the beach was recently advertised around COP250 million for 64 square metres. But buyers must verify that “Pozos Colorados” describes the actual location rather than the broader marketing area.

Best fit: Buyers willing to accept a small unit or inland location to gain access to a modern condominium and the quieter southern beaches.
Watch for: Buying off-plan, high administration fees, rental-management commissions and assuming every building permits stays of fewer than 30 days.
Centro, Bellavista and Bavaria: better for living than vacation marketing
Foreign buyers often begin with the beaches, but Santa Marta’s central residential neighbourhoods can offer better value for full-time living.
Around Centro Histórico and Bellavista, COP315 million may buy a one or two-bedroom apartment in a convenient location, although renovated colonial properties and units close to the marina can be far more expensive. Centro offers restaurants, nightlife, cultural life and walkability, but it can also be hot, noisy and busy.
Bavaria and nearby residential districts generally offer more space. A budget around COP300 million can reach a two or three-bedroom apartment, sometimes with parking, in a building used primarily by local residents. These properties may provide steadier long-term rental demand than a tiny tourist studio.

Best fit: A retiree, remote worker or family planning to live in Santa Marta for several months or year-round.
Watch for: Noise, heat exposure, parking, walkability after dark and whether the building has reliable water storage and backup systems.
Taganga: more property, more due diligence
Taganga is a former fishing village just north of Santa Marta. It is known for diving, sunsets, steep hills and dramatic bay views. Its real estate ranges from basic local homes to boutique hostels and hillside villas.
A recent owner-listed example offered a 107-square-metre, two-bedroom, three-bathroom house for COP300 million, around 700 metres from the beach. Larger properties with guest rooms or commercial potential often sit above the budget. One eight-bedroom example was advertised at COP420 million.
Taganga can offer far more property than a modern beachfront development, but its roads, water supply, construction history and title documentation deserve especially careful inspection.

Best fit: An adventurous buyer seeking village life, views or a small hospitality project.
Watch for: Informal additions, possession rights presented as ownership, water delivery, steep access roads and construction that does not match the registered plans.
Where does US$100,000 go furthest?
There is no single winner because each area offers a different trade-off.
- Choose El Rodadero if walkable beach access and tourism demand are the priority.
- Choose Rodadero Sur or Gaira if you want more space close to the coast.
- Choose Playa Salguero if you are patient and want a quieter coastal pocket.
- Choose Bello Horizonte or Pozos Colorados if modern amenities matter more than size, and you can stretch the budget.
- Choose Centro, Bellavista or Bavaria if you want a practical home for living rather than a resort product.
- Choose Taganga if character, views and potential outweigh perfectly polished infrastructure.
For pure space, Bavaria and other established residential districts generally win. For an affordable beach base, an older apartment in El Rodadero or Rodadero Sur is the most realistic target. For a new beachfront development with full amenities, US$100,000 is usually a down payment, not the entire purchase price.
Do not spend the full US$100,000 on the listing price
If US$100,000 is your total available budget, shop below COP315 million.
You will need money for notary and registration costs, legal review, currency conversion, foreign-investment registration and possible repairs or furnishings. A cautious initial plan is to reserve approximately 4% to 7% until a Colombian lawyer and accountant calculate the transaction-specific costs.
That suggests targeting properties valued between COP293 million and COP302 million. Buyers transferring money from abroad should use the proper foreign-exchange channel and retain proof that the investment was registered. This becomes important when repatriating funds or documenting the investment later.
Can foreigners buy property in Santa Marta?
Foreigners can generally own urban real estate in Colombia without becoming residents. Buying property does not automatically provide residency, and a US$100,000 purchase may not meet the current investment threshold for a property-based visa.
Before closing, an independent lawyer should review the Certificado de Tradición y Libertad, the public deed, property-tax status, condominium debts, building permits and the seller’s authority to transfer the property. Do not confuse a promise of sale, possession rights or inheritance rights with registered ownership.
What about Airbnb and short-term rentals?
Do not buy based on projected nightly income until you verify three things:
- The building’s propiedad horizontal rules permit tourist accommodation.
- The property can obtain or maintain the required Registro Nacional de Turismo.
- The realistic income still works after administration, utilities, cleaning, platform fees, management, maintenance and seasonal vacancy.
Santa Marta had thousands of active short-term rental listings in 2026. Demand exists, but so does competition. A beautiful pool does not repeal arithmetic.
A final note about online listings
Colombian property portals are useful for estimating asking prices, but they are not a verified record of completed sales. Some advertisements are duplicated, stale, missing administration fees or mapped imprecisely.
Treat the links in this article as live market windows rather than endorsements. Confirm availability, request the property’s exact address and registration number, tour it in person or by live video and compare it with similar units before making an offer.
