Living in Minca

Minca is a small mountain village about 650 meters up in the Sierra Nevada de Santa Marta. The drive up from the city takes around 45 minutes, and the air gets noticeably cooler on the way.

The village has cafés, restaurants, hostels and a few small shops. Around it, dirt roads and trails lead to coffee farms, rivers and waterfalls in the jungle.

People who buy here want space, nature and a slower pace, with the beach and the city close enough for a day trip.

On your doorstep

Waterfalls and rivers

Hike to the Marinka waterfalls and swim in cold mountain rivers.

Coffee and cacao farms

Visit working farms on the slopes and buy coffee grown down the road.

Birdwatching

Look for birds found only in the Sierra Nevada, like the Santa Marta parakeet.

Climate and daily life

Minca is cooler than the coast, warm by day and cool enough at night for a sweater. It also gets more rain, so the hills stay green for most of the year.

Daily life is simple. Most people do a big grocery run in Santa Marta and buy fruit, eggs and coffee locally. Many rural properties run on solar power or satellite internet, so check both before you buy if you plan to work online.

The ProAves El Dorado reserve sits higher up the mountain, and the Los Pinos viewpoint looks down over the forest toward the Caribbean.

Before you buy

Rural land needs more checks than an apartment in the city.

  • Title. Many Minca properties are sold with possession rights only, not a public deed (escritura). Buy land with a registered title, and check the Certificado de Libertad y Tradición with a lawyer.
  • Water. Find out where the water comes from and whether you have the right to use it, especially in the dry months.
  • Access. Drive the road in the rainy season. Some tracks need a 4×4 or are footpaths only.
  • Building rules. Check what you’re allowed to build, especially near rivers and forest.
  • Power and internet. Confirm the electricity supply and test the internet on site.
How to buy property in Colombia as a foreigner

Prefer the coast?

Many buyers keep a base on the coast and spend weekends in Minca. Compare the city and beach areas.

Centro Histórico

Colonial homes in the old town.

Los Cocos

Beachfront towers by the marina.

El Rodadero

The most popular beach neighborhood.

How far is Minca from Santa Marta?

About 45 minutes by car from the city and El Rodadero. Properties outside the village can add another 10 to 30 minutes on rough roads or trails.

Can foreigners buy land in Minca?

Yes, if the property has a registered public deed. Land sold with possession rights only is much harder to formalize, and some formalization routes are open only to Colombian citizens. Have a lawyer check the title before you pay anything.

Can I run a guesthouse or glamping site?

Many owners do. Minca gets a steady flow of hikers, birdwatchers and coffee tourists. Check the permits you need and the building rules for your land before you buy.

Is Minca good for working remotely?

It can be, but internet varies a lot from one property to the next. Test it on site, and plan for satellite internet and backup power on remote land.
