SANTA MARTA REAL ESTATE & RELOCATION GUIDE
Bello Horizonte Real Estate
Beachfront apartments near Santa Marta’s airport, calmer than El Rodadero and close to shops and restaurants.
If you’re considering buying real estate in Santa Marta, Bello Horizonte deserves serious consideration.
This beachfront neighborhood offers an unusual combination: a beautiful Caribbean beach, modern apartment buildings, hotels and vacation rentals, restaurants and shopping, relatively easy access to the airport, and a quieter atmosphere than El Rodadero.
For someone looking for a vacation home, retirement property, second home or part-time residence, Bello Horizonte can be one of the most practical places to buy in Santa Marta.
Why Bello Horizonte Is So Popular
The biggest attraction is simple: you can live right beside the Caribbean Sea.
Bello Horizonte has a long, broad beach that is particularly well suited to walking, relaxing and watching the sunset. Compared with the much busier El Rodadero, the atmosphere is generally calmer and more residential.
It has also developed into one of Santa Marta’s major hotel and tourism corridors. Colombia’s official tourism site describes Bello Horizonte as a popular tourist area characterized by multi-story hotels, tourist residences, restaurants and entertainment.
That matters if you’re buying real estate.
You’re not buying in an isolated beach community where there happens to be a nice beach. You’re buying into an established tourism ecosystem.
A Strong Vacation-Rental Market
Bello Horizonte has a large supply of apartments designed around short and medium-term stays.
You’ll find modern towers with swimming pools, balconies, security, parking, common areas and, in many cases, amenities designed specifically for vacationers.
That makes the neighborhood particularly interesting for someone who wants to use the property for part of the year and rent it out when they’re away.
There is already an established market of tourists looking for exactly this type of accommodation.
The important caveat is that short-term rentals are building-specific. Before buying, check the condominium’s rules and confirm that Airbnb or other vacation rentals are actually permitted.
Don’t assume that because other apartments in the building are being rented nightly, yours automatically can be.
Real Estate in Bello Horizonte
The market is dominated by apartments rather than traditional houses.
You’ll find everything from smaller one-bedroom apartments and apartasuites to larger two- and three-bedroom units, often in newer towers with pools, security and social areas.
One current market guide puts typical apartment asking prices roughly in the US$80,000 to US$200,000 range, although individual properties can fall outside that range depending on size, age, floor, view, amenities and proximity to the beach.
The most attractive properties tend to have some combination of:
- Ocean views
- Walkability to the beach
- Large balconies
- Swimming pools
- 24-hour security
- Parking
- Modern construction
- Good rental potential
- Strong building management
- Easy access to restaurants and shopping
A smaller apartment with a great ocean view can potentially be more attractive as a vacation rental than a much larger apartment several blocks inland.
Why It Works Well as a Second Home
This is probably where Bello Horizonte really shines.
Imagine spending January and February in Santa Marta, returning home for several months, then coming back for another few weeks or months later in the year.
You get a Caribbean beach lifestyle without having to maintain a traditional detached house. Lock the apartment, leave, and come back later.
Meanwhile, if your building permits vacation rentals, the property can potentially generate income while you’re away. That makes Bello Horizonte particularly interesting for people who don’t want to commit to living in Santa Marta full-time.
A Good Option for Retirement
Bello Horizonte also makes sense for retirees who want a warmer, slower-paced lifestyle.
The neighborhood is considerably quieter than El Rodadero while still having the basic conveniences you need for everyday life.
There are supermarkets, pharmacies, restaurants, hotels and commercial services around the area, particularly near Zazué Plaza.
The airport is another major advantage. You’re only a short drive from Simón Bolívar International Airport, which makes the neighborhood particularly convenient if you expect to travel frequently or have friends and family visiting.
For a retiree who wants beach access without being completely isolated, that’s a pretty compelling combination.
One of the Safer Areas of Santa Marta
Bello Horizonte is widely regarded as one of the more secure and upscale areas of Santa Marta, particularly compared with some of the city’s more central neighborhoods.
The combination of newer apartment towers, gated buildings, private security and a more residential environment contributes to this perception.
Local and tourism sources frequently describe the area as tranquil and secure, and Bello Horizonte has become particularly popular with families and higher-income Colombian and international visitors.
That doesn’t mean you can completely switch off your street smarts.
It’s still Santa Marta. You should take normal precautions, particularly at night, avoid displaying expensive phones or watches and use taxis or ride-hailing when appropriate.
But if safety is one of your priorities when choosing where to buy, Bello Horizonte belongs near the top of your Santa Marta shortlist.
Bello Horizonte vs. El Rodadero
The distinction between the two neighborhoods is important.
El Rodadero is more fun. Bello Horizonte is more comfortable.
El Rodadero has more activity immediately outside your door. There are more restaurants, nightlife, shops, street activity and things happening throughout the day.
Bello Horizonte feels more like a beach residential community with a resort atmosphere.
That’s one reason it works so well for retirees and second-home owners.
You can spend the morning walking on the beach, have lunch nearby, relax by your pool and watch the sunset without feeling like you’re living in the middle of a tourist circus.
If you want nightlife and constant activity, El Rodadero has the edge.
If you want to wake up, walk to the beach and enjoy a quieter daily routine, Bello Horizonte has the edge.
Restaurants and Everyday Convenience
Bello Horizonte has developed considerably over the past decade.
The neighborhood now has a growing selection of restaurants, cafés, supermarkets, pharmacies and other everyday services.
Zazué Plaza is particularly useful because it concentrates shopping, dining and services in one area.
You aren’t completely dependent on the city center for basic necessities.
That becomes increasingly important if you’re actually living in the apartment for several months rather than simply visiting for a long weekend.
The Airport Is a Major Advantage
One of Bello Horizonte’s underrated advantages is its location.
You’re very close to Simón Bolívar International Airport. For a vacation property, that’s fantastic. You don’t want your relaxing Caribbean escape to begin with a two-hour transfer from the airport.
It’s also useful if you’re living internationally and plan to fly in and out frequently. Bello Horizonte essentially gives you beachfront living close to the airport.
That’s a valuable combination.
Bello Horizonte vs. Pozos Colorados
Pozos Colorados is immediately south of Bello Horizonte and has a similar appeal.
Both areas have modern beachfront developments, hotels, pools and a quieter atmosphere than El Rodadero.
Pozos Colorados tends to feel more spread out and resort-oriented, while Bello Horizonte has somewhat more everyday infrastructure and services.
Current real estate coverage describes both areas as popular with people looking for modern apartments, second homes and seasonal living.
For someone who wants to actually live in Santa Marta part of the year, I would generally lean toward Bello Horizonte because you get a better balance between beach, residential life and convenience.
What Kind of Buyer Is Bello Horizonte Best For?
Bello Horizonte is particularly attractive for four types of buyers.
1. The Second-Home Buyer
You want somewhere warm to escape to for a few weeks or months every year.
Bello Horizonte gives you the Caribbean lifestyle without requiring you to maintain a traditional house.
2. The Retiree
You want to live somewhere warm, relatively quiet and close to the beach, while still having restaurants, shops, medical services and an airport nearby.
Bello Horizonte fits this lifestyle very well.
3. The Vacation-Rental Investor
You want an apartment that you can use yourself while potentially renting it to tourists when you’re away.
The established hotel and vacation-rental market makes the neighborhood worth investigating.
4. The Part-Time Expat
You don’t necessarily want to move permanently.
You want a home base in Colombia that you can use for several months of the year and potentially rent out the rest of the time.
This may actually be the sweet spot for Bello Horizonte.
What to Look for When Buying
Don’t simply buy the apartment with the prettiest view. Look at the entire building. Ask about:
Short-term rental rules: Is Airbnb permitted?
HOA/administration fees: How much are they and what do they cover?
Building finances: Are there major repairs or assessments coming?
Water supply: Ask specifically about the building’s water storage and backup systems.
Electricity: Air conditioning can be a significant expense in Santa Marta’s hot climate.
Internet: Check the actual providers available in the building.
Security: Look for controlled access, reception and functioning security systems.
Rental history: Ask to see actual rental performance rather than accepting projected returns from a salesperson.
Noise: Visit at different times of day. A beautiful apartment can become less attractive if you’re next to a noisy bar, construction site or busy road.
Sun exposure: An ocean-facing apartment with afternoon sun can get extremely hot.
The Biggest Advantages
The case for Bello Horizonte is pretty straightforward.
Beach: You have one of Santa Marta’s major beaches right outside your door.
Safety: It’s considered one of the city’s more secure residential areas.
Tourism: There is an established hotel and vacation-rental ecosystem.
Airport: Excellent access to the airport.
Infrastructure: Restaurants, supermarkets, pharmacies and shopping are nearby.
Modern housing: Much of the real estate consists of newer apartment buildings with pools and security.
Lifestyle: Quiet enough for retirement but not isolated.
Rental potential: The tourism market creates an opportunity for short-term and seasonal rentals, subject to building regulations.
The Downsides
Bello Horizonte isn’t perfect.
The biggest disadvantage is that it can feel somewhat self-contained.
If you want to walk out your front door and immediately have dozens of restaurants, bars, cafés and attractions, El Rodadero or the historic center will feel more exciting.
You’ll also generally rely more on taxis or cars when travelling elsewhere in Santa Marta.
And because you’re buying into a condominium, you’re buying into the building’s management as much as you’re buying the apartment itself.
A poorly managed building can turn an otherwise excellent property into a headache.
Santa Marta also has broader infrastructure challenges involving water, electricity and roads, so don’t assume that living in an upscale neighborhood eliminates every Colombian infrastructure issue. Recent local accounts have specifically mentioned interruptions to water, electricity and internet in the area.
Is Bello Horizonte a Good Place to Buy?
For a vacation property or part-time residence, I think Bello Horizonte is one of the strongest options in Santa Marta.
It doesn’t necessarily offer the most exciting lifestyle in the city.
That’s actually part of the appeal.
You get a beautiful beach, modern apartments, pools, restaurants, security, relatively easy airport access and a large tourism market without the constant noise and intensity of El Rodadero.
For someone thinking, “I’d like to own a place in Colombia where I can spend a few months every year, enjoy the beach and rent it when I’m gone,” Bello Horizonte makes a lot of sense.
It’s less about buying a speculative piece of real estate and more about buying a Caribbean lifestyle that can potentially pay for some of itself when you’re not there.
